The Foundation
MortgageLinks.org was started by professionals in the mortgage industry
to assist consumers with locating local mortgage brokers and lenders.
It is our experience and firm belief that no one can provide you better
service for your real estate loan than a local mortgage professional who
is familiar with your neighborhood and has established relationships with
local appraisers and service providers. A local lender can also
provide face to face service, which is not possible with many of the new
"Internet lenders."
Relevance
MortgageLinks.org allows lenders to register their companies free
of charge with the stipulation they can only sign up in counties where
they have a physical brick and mortar office. This is done to insure
you are contacting only mortgage professionals located in your county.
You are able to search by county and city to locate a lender in your immediate
neighborhood.
Location Specific
Not every real estate loan is a slam dunk. There are many instances
where a local mortgage lender familiar with your area, local appraisers
and service providers can make the difference whether or not you get your
loan. We have seen many cases where an out of area lender, unfamiliar
with the neighborhood, obtains an appraisal report from an appraiser unknown
to the broker only to have the homeowner complain that the appraisal value
is erroneously too low! (this happens more often than you would think).
If that lender used a national Appraisal Management Company (AMC) you
were probably charged more than the typical appraisal fee for your area
and the broker is commonly forbidden to contact the appraiser to discuss
the report or provide relevant information that may have been overlooked.
Availability
There are many situations that can arise to derail a loan, the appraisal
report is just one of them. Doesn't it make sense to work with a
local lender who knows your neighborhood and local service providers that
can provide face to face service if necessary?
The Personal Touch
There is nothing like face to face service, which can only be provided
by a local lender. The consumer benefits by directly knowing whom
they are submitting all their important financial documents to while getting
to know the person. The broker/lender benefits from personal contact
by getting to know their client and better understanding their needs.
Credibility on both sides helps motivate the loan representative to work
that much harder on the consumers behalf while providing the consumer
with more confidence in their lender.
